What are the steps involved in selling your home?

Here are some of the steps required when selling your home here in Dublin

Selling your home may appear like a daunting task. While there are numerous important tasks involved with selling your house, the process itself may not be as stressful as it may appear. Here at Dublin Homes, our team of estate agents have amassed years of experience in helping our clients sell their homes not only quickly, but at the right price. The housing market is never static here in Dublin and it is our job to find the perfect buyer for your property.

What is the first step to selling your home?

The first step for many people who are selling their home is to get their house professionally valued by an estate agent. This is a hugely important step and one which requires choosing an estate agent perfectly suited to the task. However, a good place to start is to do your own research regarding house prices in your area. A great place to start is on this website. Once you have an overview of what similar properties have recently sold for, you will have a clearer picture of what you can reasonably expect to sell yours for.

Choosing the right estate agent

Here at Dublin Homes Estate Agents, we pride ourselves on our ability to fully recognise the unique requirements of our clients. From offering staging advice to helping appraise your home, our team of estate agents are here to help you make every important decision involved with selling your home. Our philosophy is based around transparency and communication, designed to make the process as rewarding as possible for you.

How do I prepare my property for a viewing?

When preparing to sell your home, it is always best practice to ensure it can be seen as a blank canvas by potential buyers. These potential buyers will want to imagine themselves and their family living in the space. To do so, be sure to remove any excess furniture, leaving the space as open as possible. This gives your buyers the opportunity to picture their own furniture and personal belongings inhabiting the space. It is also important to ensure your house is well maintained and presentable from the outside. If your home has a garden, make sure it is in pristine condition. First impressions are everything and ensuring your home is as welcoming as possible gives you the best chance of making the perfect initial impression.

What documents do I require while selling my house?

There are numerous documents you are required to present when selling your house. These documents include but are not limited to a Building Energy Rating certificate, the title deeds, PPS Numbers as well as your marital status.

How do I negotiate with potential buyers?

Once you start to receive offers on your home, it is hugely important to stick to your bottom line price. If you have set yourself a timeline for selling your home, be sure to stick to it. If you receive an offer quickly, this does not mean it is the only offer you will receive so our advice would be to be patient and wait until your bottom line is met by a bid.

What happens when I accept an offer?

Once you have accepted an offer from a buyer, they will be asked to pay a deposit. This deposit is required as a statement of intent and should the buyer decide to withdraw their bid on the property, their deposit will be returned.

What are the final steps?

Once the deposit has been paid, your solicitor will ask you to sign what’s known as an unconditional contract. This contract will be signed by both you, the seller, and the buyer. Once this has been completed, the buyer is then asked to settle the amount outstanding following the payment of the deposit.
